Core and extended construction supervision

Construction supervision on site

Construction supervision follows execution against the design and applicable requirements. Additional work, such as financial monitoring, needs a clear contractual scope. Defining both parts before construction helps the client understand what support is included.

Core construction supervision

The supervisor follows the quality of work and its compliance with the relevant documentation. Products, materials and supporting evidence are checked. Identified deficiencies must be reported and their correction followed up.

Changes require communication with the client and responsible designer. Records should explain what changed and which solution was agreed. Measurements, tests and completion documents are also part of the relevant project responsibilities.

If irregularities arise, the response depends on their nature and the applicable rules. Serious issues may require construction to stop until suitable measures have been established. A general inspection schedule cannot replace a response to a known problem.

Extended support by agreement

The client may commission additional tasks. These can include a pre-construction document review, tender assistance and support in selecting a contractor. They should be listed clearly in the contract.

  • Quantity and financial monitoring of executed work.
  • Review of interim and final payment statements.
  • Consideration of contractor claims and proposals to the client.
  • Participation in the final account and handover.
  • Agreed support during the warranty period.

Reporting arrangements and the boundary between services should be clear. Electrical and mechanical specialists may also be needed. A civil engineering appointment does not automatically cover every discipline.

Choosing the professional

Check the professional status and the scope of the proposed appointment. Our service information identifies Branko Manič, IZS PI G-4551. The relevant professional register provides a way to review authorisation.

Arrange the appointment before the stages that require supervision. Give the supervisor the current documentation and construction programme. The contractor should provide timely notice before work is concealed.

See our construction supervision service and guide to project and completion documents. Send your plans through the contact form to agree construction supervision suited to the project.
