Building permit documentation presents the proposed construction, its location and the information needed by the competent authorities. A reliable process starts with the land, the intended use and the rights required for the project.
We review the parcel, planning conditions, access and utility connections. For an existing building, we also need the available permits and drawings. Your preferred layout and size must be considered alongside the constraints of the location.
Review the proposed work against the conditions of the site.
Bring the required disciplines into one project.
Understand your priorities before developing the design.
Concept design helps compare feasible options. Conditions and the requirements of the relevant opinion providers are then incorporated into the developing project. The required providers depend on the site and the type of work.
DGD is the Slovenian documentation for obtaining opinions and a building permit. It includes the prescribed forms, technical report and location and technical drawings. Read our guide to DGD for the role of this stage.
We coordinate the participating designers and review the agreed documentation before submission. A permit decision is made by the competent authority. Project requirements and the completeness of the application affect the procedure.

The next steps can include construction documentation, site arrangements, required notifications and supervision. PZI develops the details for execution. The correct sequence and obligations must be checked for the proposed work.
Ownership information and the right to build must be checked for the actual intervention. Access, utility routes and work on another owner’s land can require additional rights and supporting documents. These questions should be resolved before submission.
Planning information can be requested from the municipality responsible for the site. Check that it reflects the applicable spatial plan. Neighbouring buildings do not, by themselves, establish what is allowed on your own parcel.
A suitable survey provides the designer with the terrain and existing features needed to position the building. Agree its coverage with the surveyor, including relevant access and connection routes. The required area depends on the project.
Information about soil and groundwater supports foundation design. Read why a geotechnical report matters. Photographs are helpful for a first conversation, but they cannot establish ground properties.
Access, utility connections and work on another owner’s land can require additional rights and supporting documents. Check these routes for the actual proposal before submission.
Setbacks follow the applicable planning rules and circumstances. There is no single setback that can be assumed for every parcel. Read about neighbour consent and participation and compare the proposed arrangement with the local requirements.

The price depends on the building, site, complexity, available information and required disciplines. We define the commission before quoting. A useful comparison separates design work, surveys, specialist reports, authority charges and other project costs.
A general price for an unspecified house can be misleading. Send your location, brief and available drawings so that we can prepare a project-specific offer. Any changes to the agreed scope should be recorded.
For legalisation or a change of use, first establish the existing status and applicable route. Legalisation is not automatically possible for every building. An initial document review helps identify the questions that need further examination.
