A standard house plan can help you define a preferred size, layout and appearance. It still needs to be checked against your parcel and requirements. Our practice aims to adapt the solution to the client rather than asking the client to fit an unsuitable layout.
Adapting a standard house plan
Possible changes include a garage, a terrace, a different roof or a revised room arrangement. Windows, doors, heating and a basement may also be part of the discussion. Technical feasibility and planning conditions must be checked before a change is accepted.
A mirrored layout may involve less work than a new basement or a major structural change. The fee depends on the actual design work and coordination. Send the original plan and a precise list of requested changes to obtain a useful comparison.
Considering a prefabricated house
Factory-made elements are assembled on site. This can shorten parts of construction, but the complete programme includes design, permits, foundations, utility connections and finishing. A promised assembly period should not be confused with the whole route to moving in.
Even a light house needs foundations suited to the actual soil. Ground and groundwater information must be considered together with the building loads. Read why a geotechnical report is important.
Compare the complete solution
Assess offers against the same scope and technical specification. Heating costs depend on the envelope, installations, climate and use. Construction quality cannot be inferred from the labels prefabricated or masonry alone.
Discuss energy performance, ventilation, moisture protection and future maintenance during design. These decisions affect the complete building. An alteration made after manufacture may be harder to coordinate than a change made on the drawings.
Finance and the next design step
