Demolition plans and building removal

Demolition plans and building removal

A demolition plan helps prepare building removal as an organised construction operation. The structure, its condition and its relationship with surrounding buildings must be understood before work begins. Access, services and the parts that will remain are important inputs.

What a demolition plan addresses

The documentation should explain the building and proposed removal method to the contractor. Existing drawings are reviewed and supplemented by site findings. Hidden structural connections can be important even where the visible work seems straightforward.

  • The building, structural arrangement and existing condition.
  • The extent and sequence of removal.
  • Effects on neighbouring buildings and the surroundings.
  • Measures to protect people and nearby structures.
  • Construction waste and the condition after removal.

A photograph and a general description cannot establish a safe demolition sequence. The responsible designer needs enough information about the actual structure. Service disconnections and other utilities must also be clarified.

Permit and notification requirements

Required procedures depend on the building and intervention. The official PIS permit guidance distinguishes removal close to a building on neighbouring property. Check the current requirements for the actual case before starting.

Removal documentation and a permit are not interchangeable. Nor does an exemption from a permit remove every other obligation. The classification, documentation and notification requirements need to be reviewed together.

Partial removal needs special care

When part of a building remains, the intervention can change its load path and stability. The boundary between removal and reconstruction needs a professional assessment. A remaining wall or floor may have depended on the part being removed.

Coordinate the documents, site access and organisation with the contractor before execution. Record unexpected findings and obtain a revised solution where needed.

Information for a quotation

Send the location, photographs and available documentation. Explain whether the whole building or only part is to be removed. Identify nearby buildings and the intended arrangement after the work.
