Before starting the concept design

Before starting the concept design

Concept design connects the client’s wishes with the possibilities of the site. Before drawing, we need a clear description of the proposed work and reliable land information. This allows us to compare options that are useful to the client and suitable for the location.

What the designer needs for concept design

The first meeting reviews available information and identifies what is missing. The client does not need to know every procedure. Parcel details, existing documents and a clear list of priorities are a useful starting point.

  • Which rooms are needed and who will use them?
  • What works well in your present home?
  • What is the approximate investment scope?
  • Is the project a new building, extension or renovation?
  • Which alternatives should be compared?

Access, orientation, height differences and a connection to the garden can matter as much as room numbers. Discussing these early gives later decisions a clearer basis.

Planning conditions and the parcel

Compare the proposal with the spatial plan. Permitted interventions, appearance, setbacks and other restrictions must be reviewed for the site. A neighbouring house is not proof that an identical solution is available on your land.

Planning information from the municipality is a useful source. Protected areas and infrastructure corridors may also affect the design. Identify these constraints before fixing the preferred arrangement.

Survey, soil and groundwater

A suitable survey supports the position of the building and its connection with the terrain. Agree the required information with the surveyor. Existing features and relevant access or utility routes should be included where needed.

Soil and groundwater influence foundations and drainage. Read why a geotechnical report is needed. These inputs should be considered before a foundation solution is assumed.

Brief and selection

The project brief gathers room requirements, preferred materials and special needs in one place. Rank the priorities because every wish may not be achievable at once. The selected solution is then coordinated with the client and participating disciplines.
