Standard house plans, masonry or prefabricated construction?

House plans should respond to the people who will live in the building and the conditions of the parcel. A standard design can be a useful starting point. It still needs a review of access, orientation, planning restrictions and technical feasibility.

Our architectural practice develops solutions around the client’s brief. Existing project examples can help define a preferred layout and appearance. Where appropriate, we adapt a standard design instead of starting from a completely new concept.

Changes might include a garage, terrace, basement, roof arrangement or a different room layout. Windows, doors, heating and the relationship with the garden can also change. Each proposal must be coordinated with the structure and other disciplines.

Our approach

Individual solutions

House plans around the way you intend to live.

Coordinated changes

Adapt the proposal to the site and technical requirements.

Construction interfaces

Coordinate the design with the chosen building system.

A lighter superstructure still needs foundations suited to the ground. Soil properties, water, loads and settlement must be considered together. Factory-made walls also require coordinated anchors and connections to the foundation.

Read about ground information and our structural design services. Resolve foundation levels and connection details before the building elements are manufactured.

Already have house plans you want to adapt?

A mirrored layout and a new basement do not involve the same amount of work. Send the existing plan and a precise list of changes. We can then assess the design work and explain the additional fee.

    * Only your full name, email address and phone number are required. All other details are optional.

Enter the street, house number and town, or the cadastral municipality and parcel number. Leave this blank if the location has not yet been decided.

    Which services do you need?

You can select more than one service. Enter details about the same building only once.

Complete additional details only where they relate to your selected services.

    Building or structure details

These details help us define the scope of work. Leave any fields blank if the information is not yet known.

What type of renovation needs supervision?

Select both types if relevant. If the scope is not yet defined, explain briefly in your message.

Additional details for the structural engineer

If you represent the owner, answer according to the client’s ownership.

    Prefabricated and masonry construction

Masonry and concrete construction follow a different sequence. Compare actual specifications, responsibilities and included work when reviewing offers. The construction method alone does not establish the quality or complete cost of a house.

    Useful questions

Prefabricated elements are made in a factory and assembled on site. This can shorten parts of the site programme. The complete project also includes design, permits, foundations, access, services and finishing work. A reliable programme must cover all these stages.

Discuss heating, ventilation and the thermal envelope during design. Insulation, airtightness, windows, shading and building services work as a system. Energy use depends on the actual building and its operation; it cannot be inferred from the word prefabricated.

Moisture protection and suitable ventilation are important for durability and indoor conditions. Any later drilling, installation work or damage to protective layers should be assessed against the wall build-up and repaired appropriately.

    Structure and fire performance

Structural and fire performance depend on the design, materials, joints and execution. Timber members need appropriate connections and the required protection. Compare complete designs rather than assuming one construction method is universally safer.

Consider future adaptations while preparing the house plans. A change after manufacture or construction may affect several systems. Discuss likely extensions, additional rooms or changes in use before fixing the solution.

    Budget and grant conditions

Any Eko sklad finance or grant depends on the applicable call and its conditions. Check the official scheme before including support in the budget. A design choice alone does not guarantee eligibility.
